Rental yields in Dubai are 5–8%, around twice what Mumbai or London typically offer, and rental income there isn’t taxed on an individual basis. All of that has taken the Dubai property investment from a specialist investment option to a mainstream choice for Indian investors. But the yields don’t make money, sequencing does — which property you buy first, how you pay for it, and when you get the next.
It essentially entails buying freehold property in specific Dubai areas and registering it with the Dubai Land Department (DLD), and holding it as an investment to generate rental income and/or capital appreciation. Freehold purchase is open to all UAE and foreign nationals – and payments for off-plan properties are safeguarded by escrow accounts with RERA-registered developers.
Can you enter cheaply? While entry is no longer cheap, there’s still some low-capital entry. Studios and small 1-beds in JVC, Dubai South, and Arjan are available for approximately AED 450,000–700,000. Off-plan launches typically need a booking amount and installments.
Also, REITs and fractional ownership platforms offer you a means to gain exposure to Dubai property for a few thousand dirhams.
Not in easy ownership you can buy a mutual fund or fractional share with AED 1,000 but before you get anywhere you’ll pay 4% DLD registration, about 2% agency commission, and admin fees. Think of AED 1,000 as the start of a savings account, not a full property purchase.
Foreign nationals can acquire freehold interest in special development zones and, for non-residents, normally borrow 50–65% Loan to value. Buyers can purchase remotely through a power of attorney, and Indian buyers send money through banking channels to maintain a clean repatriation of rental income under FEMA. Still, property purchase by itself is not a “residency”: Golden Visa is an application separate from this.
Dubai property should be viewed as a medium risk income asset, rather than an equity alternative. It yields more but is not nearly as liquid, and gold and deposits hedge rather than compound.
Asset | Return profile | Liquidity |
[Dubai residential property](https://shubhlabhrealtors.com/residencial-property-in-dubai-uae/) | 5–8% rent plus appreciation | Low |
Equities and ETFs | Market-linked | High |
Gold | Inflation hedge | Medium |
Bank deposits | Low single digit | High |
For most Indian buyers AED 450,000 (about ₹1 crore) will buy a studio or small 1-bed in Dubai Silicon Oasis or Dubai South. Income yields can be achieved very rapidly – though, service charges are more proportionally burdensome on small apartments, so look at net yield rather than gross.
At AED 900,000, the choices are 1-beds in Dubai Marina and JVC, or 2-beds in good communities. After that, luxury real estate in Dubai is mostly branded residences and Downtown Dubai penthouses – where investors will probably be after preservation of capital, not yield.
This kind of 20% return generally stems not from the rent, but from leverage, value-add, or timing. A mortgage boosts the upside – but also the downside is the market turn. Buying below market and re-letting or buying off plan at launch and exiting on handover – both assuming execution skill – must come with planning for vacancy, service charges, and exit costs, before double-digit numbers are considered.
“Zero down payment” is a shorthand for deferred developer schemes involving a booking fee, followed by installments often extending beyond handover. It is not a free ride. You still have to pay the 4% DLD registration, agent commission, and admin costs immediately – and longer term schemes usually attract a price premium.
The biggest risk is the supply. Heavy handover pipelines in one community can smooth out rents and decrease resale.
Service charge increases, developer delays, and snagging problems are frequently reported. Diversifying holdings across two or three communities helps lower that concentration risk.
A good portfolio in Dubai comes by way of selection and sequencing, not one-off deals. Purchase a solid unit, let rent and appreciation both compound, then purchase again. Yes — Indians are also among the largest foreign buyers in Dubai. The UAE does not impose a personal income tax on rental income, but Indian tax residents still have to report foreign income and assets in India, and may claim deductions via the India-UAE double taxation avoidance agreement (DTAA).
Just over AED 450,000 (or ₹1 crore) for a studio in an affordable community, and plus 6–8% for transaction costs. Off-plan schemes reduce initial expenditure rather than overall price.
Yes. Non-resident buyers generally have access to between 50–65% of the property price, providing they can demonstrate an income source and gain bank approval.
JVC, Dubai Silicon Oasis, and Arjan are often listed as having higher gross yields, while Dubai Marina and Downtown Dubai trade some yield for better capital growth.
