Most of Dubai’s population are expatriates, particularly Indians. Renting in Dubai may be the most important thing for an Indian expatriate after arrival. It entails legal requirements like Ejari registration, cheque payments, and payment of certain upfront fees. We’ve made renting here a matter of fact to help you stay clear of expensive mistakes.
In Dubai, renting a place is an organized activity: you first select a place and you offer for it, then a contract is prepared, the document is registered, and you finally settle into your new home. The Dubai Land Department’s Ejari, for instance, is one way of registering the lease agreement.
Apartment renting in Dubai is also about setting aside money for an agent’s commission, deposit money, and a housing fee paid to the city’s municipal government.
Your budget must have these things if you are renting an apartment in a mid-range area. They are, among others, agency fees (5% commission + VAT), security deposits (usually 5%), housing fee (Dubai Municipality charges via DEWA 5% of the whole annual rent).
Agency charges are there, plus any VAT, security deposit equal to 1 year rent, Ejari fees around Rs. 4,400–5,000, Housing fee 5% (excluding DEWA’s share), and DEWA Deposit. So, you must add 10–15% to the quoted rent.
Dubai’s laws on tenancy aim at the fair protection of both the tenant and the landlord. Several important legal acts define matters related to contracts, rent increases, evictions, and disputes. Ignorance may result in financial loss.
The first main law outlines the rights and responsibilities between landlord and tenant. Rent is a factor of the Rent Index; the landlord should not just raise it according to their discretion. Maintenance obligations of landlord and tenant are outlined besides the right to peaceful enjoyment of the property.
Setting up the Rental Dispute Settlement Centre (RDSC), the law enables tenants to file cases against the landlord when, for example, the latter has acted in violation of the tenancy agreement.
A tenancy contract is a legal agreement document between a landlord and tenant. Among other things, it should clearly outline the monthly rent, payment schedule, security deposit, property use restrictions, and contract duration. Dubai’s standard is called the Unified Tenancy Contract and is also linked with Ejari.
Some recent major changes have involved registration via e-systems and tight control over permitted increases in rent. Tenants are advised to get themselves updated with the most recent RERA bulletins. For a landlord to terminate or not renew a contract in 2026, they must give at least two months’ notice. For the latest framework, see these Dubai real estate updates for investors in 2026.
Only in the event of demolition or the owner’s desire to use the property personally, the landlord is allowed to evict the tenant after giving a written 12 months’ notice. Fulfillment of notice shall be done by notarized documents at least three different times or sending it to the address through courier by registered post. Otherwise, the eviction shall be deemed illegal.
When a landlord wants to move out a tenant, they would have to give the written notice to the latter no less than ninety days before the contract comes to an end of its period. The letter should be in writing as well. In case it has not been done, then the contract will automatically be renewed under the same or better terms by law, without the tenants having to go through the whole tenancy process of signing a new contract again.

Be cautious if the broker is not licensed as required, if the payment is requested offline or in cash, the Ejari registration is refused, the terms of the bond are very confusing, and the asking rent is way below the real market price. The RERA agent license of the broker should always be checked for, and if that is not there, demand that the deal be put in writing.

Expat rental is definitely allowable in Dubai. You need to bring a passport copy, Emirates ID (which applies to residents only), and also proof of earnings. Although a few places are freeholds, where renting is open to everyone.
Mainly you need a passport, Emirates ID, visa copy, salary certificate or bank account documents, and dated cheques to hand over to the landlord. An additional request could come from the agent to hand over an advance for the rental agreement.
Renting in Dubai generally involves between 1 to 12 cheques. If you are able to pay in fewer cheques, it may be a good idea to offer some concession, but with more cheques, your cash flow is going to be smoother. Adjust your agreement based on what you can afford.
